Holiday Let Terms and Conditions These terms and conditions form the agreement between you (the Guest) and us (the Owner) for the holiday rental of our Property.

1. DEFINITIONS

Property: The holiday home you are renting.

Owner: The person or company renting out the Property.

Guest: The person making the booking and all other members of their party.

Booking: A reservation made by the Guest for the Property.

Security Deposit: A refundable sum paid by the Guest to cover potential damage.

Check-in / Check-out: The times the Guest is allowed to arrive and must leave the Property.

2. BOOKING AND PAYMENT

2.1 A booking is confirmed only after we receive a deposit 25% of the total rental amount and written confirmation from us.

2.2 The balance is due no later than 6 weeks before arrival. If full payment is not received by then, we may cancel the booking and retain the deposit.

2.3 For bookings made less than 6 weeks before the start of the rental, full payment is required at the time of booking.

2.4 Payments are to be made by [accepted payment methods, e.g., bank transfer, credit card, PayPal, etc.].

3. SECURITY DEPOSIT

3.1 We require a refundable "good housekeeping bond" of £150 which will be preauthorised.

3.2 During Booking, we will inform you that we will hold your payment details to collect the bond (if appropriate), and you authorise us to take it. If your payment details expire or cannot be used, we will contact you to arrange immediate payment. If you cancel the provided payment method, you must immediately provide an alternative. If we collect any part of the bond, we will notify you in writing with reasons.

4. CANCELLATIONS

4.1 If you cancel more than 6 weeks before check-in, we will retain the deposit but refund any other amounts paid.

4.2 If you cancel less than 6 weeks before check-in, no refund will be given unless we can re-let the Property.

4.3 We strongly recommend you take out travel insurance to cover cancellations.

4.4 We reserve the right to cancel a booking due to unforeseen circumstances. If so, we will refund all monies paid, but not any other costs.

4.5 We may cancel your booking or end the rental contract if:

4.5.1 You fail to pay by the due date and do not resolve this within 7 days.

4.5.2 You do not provide necessary Booking Details when requested.

4.5.3 You seriously or repeatedly breach the Rental Contract, Booking Contract, or Booking Terms, including non-compliance with Section 5, breaching pet rules, or failing to pay the good housekeeping bond.

5. RESPONSIBILITIES AND USE OF THE PROPERTY

5.1 Accurate Information: You must provide complete and accurate Booking Details and keep them up to date.

5.2 Payments must be made on time.

5.3 Use of the Property

5.3.1 Only Guests named on the booking form may stay at the Property.

5.3.2 The number of Guests must not exceed 4 adults and 1 infant.

5.3.3 The Property is for private use only, including business travel—not commercial activities.

5.3.4 Check-in is from 3pm; check-out is by 10am, or as otherwise agreed in writing.

5.3.5 Parties, events, and loud music are not permitted. Please respect neighbours.

5.3.6 Smoking, including the use of e-cigarettes and vaping devices, is strictly prohibited inside the Property.

5.3.7 Pets are not allowed in the Property.

5.4 Conduct and Care

5.4.1 You and your Guests must behave respectfully and lawfully at all times.

5.4.2 Keep the Property clean and dispose of rubbish properly.

5.4.3 Report any damage or issues promptly.

5.4.4 Permit reasonable access to the Property when required.

5.4.5 Return all keys or access cards and keep access details secure.

5.4.6 Comply with all Property rules and policies.

5.5 Guest Responsibility: You are responsible for the actions and behaviour of all Guests, even if you are not present.

5.6 Legal and Travel Requirements: Ensure all Guests meet legal, health, and travel requirements. We are not liable for issues due to missing or incorrect documentation.

5.7 Breach of Terms: Failure to follow these terms may lead to denied entry, removal from the Property, cancellation without refund, and no obligation for alternative accommodation.

6. DAMAGES AND BREAKAGES

6.1 Please report any damage or breakages immediately.

6.2 You are liable for any damage caused during your stay.

6.3 We reserve the right to charge for extra cleaning if the Property is left in an unacceptable condition.

6.4 We may charge you for:

6.4.1 Repair or replacement of damaged items

6.4.2 Extra cleaning if the Property is left in an unacceptable condition

6.4.3 Loss of rental income if the Property cannot be re-let due to damage

7. OWNER'S RIGHTS

7.1 We may enter the Property for inspection or emergency maintenance with reasonable notice.

7.2 We reserve the right to terminate your stay without refund if you breach these terms or behave unreasonably.

8. LIABILITY

8.1 We accept no responsibility for accidents, injuries, loss, or damage to personal property.

8.2 Nothing in these terms shall limit our liability for death or personal injury caused by our negligence.

8.3 We use External CCTV for the safety and security of our property and guests. Notification may be provided in the Property description or on-site. Contact us for details.

8.4 We cannot guarantee broadband speed or streaming capability. Wi-Fi is included as stated in the Property description.

9. COMPLAINTS

9.1 Let Us Know Straight Away: If you are unhappy with any part of your stay, please let us know as soon as possible. We’ll do our best to resolve the issue quickly and fairly.

9.2 Raising Issues During Your Stay: Please allow us the opportunity to resolve issues while you are still at the Property.

9.3 You may contact us by phone, email, or via the booking platform. We aim to respond within 24 hours.

9.4 After Your Stay: Contact us within 7 days of departure if you wish to raise a complaint. Later complaints may be harder to investigate.

9.5 We take all complaints seriously and aim for a fair resolution.

10. FORCE MAJEURE

10.1 We are not liable for failure or delay in performance due to events beyond our control (e.g., fire, flood, pandemic).

11. LAW AND JURISDICTION

These terms are governed by English law. Disputes will be handled by the courts of England and Wales, or your local courts if you live in Scotland or Northern Ireland.

13. MISCELLANEOUS

13.1 Entire Agreement: These Terms represent the full agreement between you and us, replacing any prior agreements unless agreed in writing.

13.2 Severability: If any part of these Terms is found invalid or unenforceable, the remainder will still apply.

13.3 No Waiver: Failure to enforce a part of these Terms does not waive our right to do so later.

13.4 Third Parties: No one else has rights under these Terms. The contract is only between you and us.
